The company’s expansion comes as it continues to handle property tax appeals involving a range of commercial and other property types.
In May 2026, the Los Angeles County Assessment Appeals Board ruled in favor of a PPTA client in a new construction base year value appeal involving the 234-room Le Meridien hotel in Arcadia, California.
Los Angeles County had enrolled the property at an assessed value of $57,748,000 based on pre-pandemic construction budgets. PPTA presented a proposed value of $17,300,000 based on an income approach that incorporated actual post-opening income, the exclusion of intangible assets and business personal property, and a market-supported capitalization rate.
The board accepted the income approach presented by PPTA, resulting in a reduction of more than $40 million in assessed value.

LOOKING AHEAD
PPTA continues to invest in valuation technology, employee training, and client service infrastructure as property owners prepare for upcoming property tax appeal deadlines.
In California, the firm is supporting clients ahead of the September 15 and November 30 appeal filing deadlines, along with comparable deadlines in the other states it serves.
